We do this by working with a highly regarded “Cornerstone” development partner with expertise in open market housing, social housing, build to rent, retirement living, care homes and children’s day nurseries*. Our core activity seeks to connect and partner with property professionals, landowners, builders and developers by engaging at the earliest stage possible to 100% fund your intended planning application in return for a 50/50 share in the planning uplift, after accounting for any project associated costs.
Project dynamics permitting, we can also enter into Joint Venture arrangements to allow you to become a fully fledged development partner to physically deliver and manage your project and realise enhanced development returns. Ideally, we look to engage at the concept stage, so as to influence and maximise development potential. Ideally all partners should have initially appraised and contracted the subject development opportunity, either by way of assignable conditional contract or option agreement.
We also look to work with family offices and self-certified High Net Worth individuals with a view to investing into both development and operational real estate opportunities across the aforementioned sectors. Our product offering can be structured off-shore to provide associated tax benefits.

Our Planning Uplift Partnership (PUP) sees us funding 100% of your intended planning application and sharing the uplift in land value on a 50/50 basis after deducting any associated costs relating to planning procurement, associated legals and site-specific technical surveys & reporting due diligence.

Project dynamics permitting, we are happy to work with landowners, introducers, Institutions and organisations who control sites but are unable to act due to, lack of required sector expertise, requirement to preserve capital/risk share, conflicts of interest or even just due to the project being stalled.
